Ambleside Meadows has an Architectural Review Committee which is instructed to maintain the uniform standards of design, quality of workmanship and landscaping for the homes to be built and maintained in the Ambleside Meadows neighborhood. The Committee was created and operates according to Article V of our CC&R’s which states in Section 4 that construction may not begin on building, landscaping, or exterior remodeling of any home, outbuilding, or fence unless a request for approval has been submitted to the Architectural Review Committee in duplicate and has been approved in writing by a majority of the Committee. According to Article V, uniform standards of design, quality of workmanship and landscaping protect the interests of each homeowner in maintaining and increasing the value and enjoyment of their property. The purpose of the Architectural Review Committee is to review and approve the design and quality of workmanship and landscaping for all our homes in our neighborhood. The specific policy guidelines in our CC&R’s are as follows:

(a) The nature of the property lends itself to quality design and constructed homes

(b) It is of benefit to each property owner that each lot in the development be developed with a home as soon as reasonable possible

(c) That uniformity of construction, styles and construction materials is desired to maintain the quality of the development

(d) That well-landscaped lots will add significantly to the value of each and every property owner’s interest in lots in the development

(e) That unusual fences, outbuildings and other additions may tend to detract from the enjoyment and the value of each property owner’s interest in his or her lot

If you wish to paint your home, work on any building on your lot, your landscaping, or perform any exterior remodeling of any home, you must submit the form below in duplicate to Ambleside HOA, 2300 33rd Street, Springfield Oregon 97477. You must also submit the complete plans, exterior specifications and exterior color selection prior to the start of construction. Plans must include proposed placement of street trees consistent with the street tree standards of the Springfield Development Code and Article VII, Section 8 of our CC&R’s. Requests for approval of exterior remodeling shall contain a copy of the plans. Any request for approval of construction of any fence, screen, or gate shall contain a sketch. Requests for approval prior to the construction of any home or outbuilding must contain a copy of blueprints, elevation, plot plan, and set of specifications or materials description list. All construction, landscaping, and exterior remodeling must also comply with the specific property use restrictions in our CC&R’s.

Please keep in mind several things when submitting a painting approval form or an architecture/landscaping approval form:
  1. Your HOA only meets about once per month or two. You must give the HOA sufficient time to review your application and approval form, consult with outside arborists, etc., and make a decision.
  2. If you have an urgent need for approval, please notify the HOA by email at  amblesidehoaspringfield@gmail.com and/or by using the contact form at the bottom of this webpage.
  3. A delay in responding to your approval form does not mean you may proceed.
  4. If you proceed without explicit approval of your submission the HOA may take action to have you return your property to the condition it was in before you began the unapproved change. This may include having you repaint your home in the color it was before you repainted it, replace a tree or other landscaping, or remove an unapproved building or fence.
